June home maintenance checklist
June is the month the work moves north. Homes from Miami to New York City have already done their spring jobs and have only the monthly checks left. In the cold zones, summer is short, so June is when much of the warm-weather list gets done.

What to focus on
Zones 1 through 4 have no seasonal tasks this month. If your spring work is done, there is nothing to add. It is a good time to make sure the AC filter is clean, since cooling systems run hard in summer.
Zone 5 checks basement humidity and sets ceiling fans to summer mode. Run a dehumidifier if basement humidity stays above 60%, since damp basements grow mold during humid summers. Zone 6 does the same two jobs and also restarts the sprinkler system, tests well water, opens the pool and handles the septic inspection if it is due this year (septic guide).
Zone 7 starts its cooling season prep now. Book an AC tune-up if you have central air or a heat pump (tune-up guide), then restart sprinklers, open the pool and handle well and septic. The sprinkler guide covers the startup steps.
